These Terms & Conditions explain how bookings and cancellations work, and what to expect during your stay.

Booking & Payment

• Full payment is required at booking.
• Bookings are processed securely via Cloudbeds.

Cancellation Policy

Individual Room Bookings

• 30+ days: 100% refund
• 15–29 days: 50% refund
• 0–14 days: non-refundable

Group Bookings (3+ rooms)

• 60+ days: 100% refund
• 45–59 days: 75% refund
• 0–44 days: non-refundable

Peak Season (July–Sept & December)

• Individual rooms:
  • 45+ days: 75% refund
  • 30–44 days: 50% refund
  • 0–29 days: non-refundable
• Groups:
  • 90+ days: 75% refund
  • 60–89 days: 50% refund
  • 0–59 days: non-refundable

No-shows & early departures: charged in full.

Check-in & Check-out

• Check-in: from 3:00 pm
• Check-out: by 11:00 am

Children & Pets

• Children welcome; extra beds available in select rooms.
• Selected rooms are dog-friendly (please confirm when booking).

Dining

• Breakfast: 8:30–10:00 am
• Dunbar’s Bar: 5:00–7:00 pm
• Moine Restaurant: 7:00–9:00 pm
• Dietary needs accommodated with notice.

Smoking

Boath House is a non-smoking property.

Liability

We cannot accept responsibility for:

• Loss or damage to personal belongings
• Injuries resulting from misuse of facilities or disregard of staff guidance

We recommend travel insurance.

Governing Law

These Terms & Conditions are governed by the laws of Scotland.
